The new wellness centre is twice the size as compared to the construction in 2018. The previous building costly RM 500,000 and cost index was 110 in 2015 and 492 in 2019. The cost capacity factor for similar building is 0.9. You are required to improve the earthwork and it will cost RM 25,000. Project management is projected to cost 4% of all other construction cost. For external works, it will be built by Berjaya Engineering. They have three experience in external works for similar wellness centre and it is expected to reduce labour requirements; a 90% learning curve can be assumed. In 2015, Berjaya Engineering built the external works in 480 hours. For this project, external works labour will be charge to your company at RM60 per hour and the material will cost RM 350,000. You are require to prepare a cost estimation for the construction in 2020 based on the list of the project as given in Table Q2.
