Jonathan Shattuck had exchanged emails with the owner of a home in Marion Village in Massachusetts for the purchase of the home. Prior messages included a discussion of a settlement date, and the seller emailed Shattuck: "I will agree to sell the house for your price of $1.825 million." The last e-mail from the seller stated: "Once we sign the P&S (purchase and sale agreement) we'd like to close ASAP. You may have your attorney send the P&S and deposit check for 10% of purchase price ($182,500) to my attorney. I'm looking forward to closing and seeing you as the owner of 5 Main Street, the prettiest spot in Marion village." Each email from the Seller included a signature block that read "Jason Klotzbach."

Before the buyer's attorney had a chance to draw up the purchase and sale agreement, the seller informed Shattuck that he was not going to follow through on the deal as he had another buyer who was willing to pay $1.96 million.

(b) See if you can find a Maryland case that is related to this one using Google Scholar by identifying key words that you think are relevant, and then searching for cases at https://scholar.google.com. Summarize the case and provide a citation to your source.
