The client is very concerned about the tenant that resides at 236 Castle Mount Drive, Unit 59, Erehwon, Ontario, L8M 6K9. This is a townhouse complex and your client is the property manager for the whole complex. Apparently, last Saturday night, a tenant, Gary Pike, had a back-to-school bash and caused significant damage to the rental unit and the backyard as well.
First thing Monday morning, tenants from the complex had been calling and complaining of this particular party. They also stated that these parties are becoming a weekly event and go on until the wee hours of the morning. The tenants want something done. Your client also received a phone call from the Fire Dept. explaining that at this particular party a bonfire had been started in the backyard. Then tenant's friends had used pieces of the fence to feed the fire and some over hanging trees had caught fire. The Fire Constable stated that if they had not arrived at the townhouse so quickly, it is likely the town house next door would have caught fire from the tree.
a) The client has several options in this case. Explain all the options to client.
b) Choose the best option and explain why you chose this option. Also explain the procedure to achieve this option, include timelines and what must be done at each step.
