Footprint constraint: Must follow existing footprint 18.5 m x 11.5 m. Surroundings: Design should blend into the local street scene with neutral external finishes. Outdoor use: Rear of building to incorporate a terrace for community events/entertainment. Parking: Car park located at rear of the plot. 3. Functional & Spatial Requirements Main hall / dining / community area: Largest space in the building, multifunctional. Kitchen: Large enough for food preparation for groups/events. Office: Small, supporting facility for administration. Toilets: Unisex, accessible to all users. Entrance: Large, secure entrance doors. Rear elevation: Permitted large glazed areas to visually and physically connect with terrace. 4. Design & Aesthetic Requirements Shape/Envelope: Building height max: 4.5 m ridge, 2.5 m eaves. Footprint fixed at 18.5 m 11.5 m. Fenestration: Front/side elevations: No side windows. Rear elevation: Large glazing permitted. Colours: Neutral tones to blend into the surrounding urban/street character
