(10 marks) (b) The maintenance of building services installation in an existing building has previously been carried out on an as-needed basis, i.e. with no plan or strategy. The maintenance manager wishes to start a planned maintenance programme. As the maintenance budget is limited, the plant and equipment maintenance tasks should be prioritised based on the plants' condition. Explain when would be the ideal time to carry out the condition survey and suggest a 5-point scale for determining maintenance priority. (10 marks)
