A developer (client) has recently bought Erf 5638, Lephalale Extension 70. He/ She has
appointed you as the Surveyor to carry out the survey on the said portion of land. He/ She
plans to build a triple storey building with a basement and floor coverage of about 45% and a
parking bay of about 20%. One of the specifications is that the basement should be supported
with pillars that are at least 10m apart. Facility manager has done a projected life cycle costs
analysis on the proposed plan and the building is expected to last for at least 50 years. The
area has a fully functional municipal bulk services and you have been requested to take those
into consideration. The client is not so concerned about height (Z); however, he/she is more
concerned about the Y, X coordinates and they should be within the grid. You can always
determine your own elevation (Z). The reason why the client is concerned about Y, X is that
the proposed structures should be within the building line which is 5m and to avoid factors
pertaining encroachment. The survey was done on the 30th of August 2023, TrigNet was down
on that day and you could not connect to the system. Luckily, you managed to identify two
boundary beacons (as indicated on Annexure A) and you have decided to use them as your
