Abe is a developer and has purchased 120 acres in order to build 225 new custom homes. He wants to develop the land and create a planned community, known as Villa Estates. When each home is sold he wants to make sure each home owner keeps his basic vision of Villa Estates. His idea is to have single family homes that are restricted to one story, with lush landscape in order to keep the beauty of the land. In addition, he wants no antennas, satellite dishes, or flag poles visible from the street. There are four basic colors that a homeowner is allowed to paint the outside of their home. Further, he wants all home owners to park their cars in the garage overnight, and have no vehicle parking in the street after 10:00 pm. Lastly, he does not want any personal swimming pools at any residence, since the association will have a community pool.
