Business law question ( need a detailed answer)

Case Study Rita is a teacher at a private middle school (grades 3-9) in New York called the Island Garden School. The school building is actually the combination of three buildings on the same street. Over 50 years ago, wealthy parents of Island Garden School bought all three buildings, formerly private homes, and combined them into one school. The parents also purchased one of the connected homes and kept it as a house owned by the school. The house is rented out for $1 per year to a teacher at the school who is, in the judgment of the school board, the most committed to the students of Island Garden School. These terms are included in the rental contract for the house, which starts at the beginning of the school year (August) and ends in July, For the past 14 years, Rita has lived in the house. In October, one of the new teachers, Lisa, decides to host a talent show for all of the students. The purpose of the show is to provide a supportive atmosphere for students to perform in public their non-school talents like singing, dancing, and magic. Lisa finds another teacher, Jim, to be a judge but cannot find a third person. Lisa asks Rita to be one of the judges. Rita tells Lisa that she worries that if she (Rita) tells the students the truth about their talents, their feelings will be hurt because she will tell them how bad they are. Lisa explains the value in lifting up students who are not very good at their chosen talent, especially as the purpose is to get the students more comfortable with public performances, not to actually judge them on their talents. With that encouragement and after letting Lisa know that she will still not lie to the children, Rita agrees to be a judge. At the talent show, the first contestant, Sam age 10, performs a juggling act. He is able to juggle first three, then four, and eventually eight balls. When her turn comes to comment on his talent, Rita says, "Juggling is stupid, but you are really good at it! Congratulations on being excellent at a useless skill! The crowd, mostly made of other students and their parents, laughs while Sam leaves the stage, crying. Sam never juggles in public again. The second contestant, Molly age 11, is a singer. She sings her version of All I Want for Christmas is You" by Mariah Carey. It is so terrible, that, while everyone in the audience is holding their ears, Rita takes a video of the performance and posts it on a social media website. Within an hour, the video has gone viral and global, including in the UAE where a remix of the Molly video (#Mollydoesmariah) starts trending on every major social media platform in the UAE. When Molly is finished, Rita says nothing, instead laughing to herself and telling Molly, Check your Instagram. Because of her actions during the talent contest, the board of Island Garden cancels Rita's rental agreement. The New York rental market is very expensive and so Rita is forced to pay $3,000 per month in rent until the following October. Questions 1. Is Rita liable to Sam in tort? Explain. 2.
