Your company has been awarded the above project, which is scheduled to open for trading in
mid-November 2025. Geotech investigation for the site is complete. All statutory approvals
have been obtained for the project, including RoD on environmental assessment report, the
site development plan and approvals for applicable municipal bulk power and water services.
The existing site is a sloping greenfield site, sloping in the direction of anchor tenant (higher) to
the sewer treatment plant (STP)(lower). The site requires the creation of two main platforms
through bulk earthworks: a platform at the upper level for the anchor tenant and line shops,
and another platform at the lower level for basement parking and line shops. The lower
platform and the upper platform are separated by a retaining wall along the edge of the anchor
tenant space. The lower ground floor is founded on a raft foundation due to the poor soil
condition. A decision was taken by the engineers to substitute initially designed pile foundation
with raft foundation. The suspended floor of the lower line shops is the ground floor for a 2
nd
storey of line shops.
The total project is split into two phases: Phase 1 and Phase 2. Both phases include shopping
spaces although much smaller in Phase 2. Phase 2 includes a hotel, conference centre and
office tower blocks with basement space for parking.
The scope of your appointment is only for Phase 1.Phase 1 scope of work includes the following:
Whitebox for the rental areas. However, anchor tenant space is fully furnished with
additional specified electrical and mechanical installations; floor, wall and ceiling
finishes.
Walls are constructed of brick.
Concrete floors are topped with cement screed ready to receive tenant installed tiling
or carpeting.
Tenants are to install own ceilings or bulkheads.
All roofing based on structural steel roof trusses with aluminium roof sheeting.
Specialised bulkheads for the mall areas
Parking on paving blocks
Landscaping as indicated on the site plan
Access roads (both inward and exit lanes) off the busy existing road network around
the site.
The issued site plan reflects a schedule of areas for Phase 1 and Phase 2 construction works.Specific Deliverables for Submission, Presentation and Assessment
