Abdul has recently completed the purchase of Numbers 1 - 4 Alcester Court from Barbara and Brian Rendall. Abdul carried out his own conveyancing, however on completion of the purchase he has identified the following issues:

  1. Barbara & Brian's niece Penny occupies Number 1 Alcester Court. She is asserting an interest in the property as she contributed towards the purchase price.

  1. Rohan has occupied Number 3 Alcester Court since 2021 paying a monthly rent of 750. There is nothing in writing and only oral permission has been given. There is also no evidence of any agreement as to how long Rohan can occupy Number 3 for.

  1. Isaac has entered into a written agreement with Barbara & Brian to purchase Number 4 Alcester Court. The document contains the terms of the agreement and is signed by both parties. Number 4 is currently vacant as Isaac has made no attempt to occupy the property.

  1. Ruth was granted a right of way in 2006 to cross the rear gardens of Numbers 1 - 4 Alcester Court, in order to access her garage. The right was granted by deed.
