As a Vice-President for a Construction Management organization, you have been asked to develop a bid proposal for the REAL ESTATE OFFICE PROJECT. Review and respond accordingly to the Request For Proposal below:
REQUEST FOR PROPOSAL
Thank you for your expressed interest in the REAL ESTATE OFFICE PROJECT to be built in the State of North Carolina. Your organization is one of the five contractors selected to submit a proposal for negotiated general construction services for the REAL ESTATE OFFICE PROJECT.
A. This project consists of a new one-story office building with overall dimensions 72' x 50'. Some of the project specifics include concrete footings and foundation walls; slab on grade; wood studframe; trusses;batt insulation; architectural shingles; gypsum drywalls; acoustic ceilings; wood doors; aluminum storefront; mechanical, electrical and plumbing systems.
B. Design is 90% complete and permits have to be obtained by the General Contractor. Construction work will start in 6 months and should last 12 months. Please provide a summary construction schedule.
C. Your 20-page bidproposal should include the following:
1. Cover Letter thanking the owner and introducing your organization
2. Table of Contents
3. Contractor qualifications for work of similar construction, uses and methods
4. Experience with any of the owner and designer team members
5. Organization leadership
6. Proposed personnel, along with one-page resumes
7. Two letters of reference from previous clients
8. Fee proposal
9. Guaranteed Maximum Price Estimate
10. Detailed General Conditions Estimate
11. Summary Schedule
12. Cost analysis and control plan
13. Quality control plan
14. Change management plan
15. Risk management plan
16. Conflict management plan
17. Safety plan
18. Environmental plan
19. Value engineering
20. Insurance, financial and bonding information
Your closing statements should provide a strong justification for why your organization is the most qualified and should be selected for this project.
You will have to be creative and make up some of your responses. For example, the resume of your Supervisor. However, the information that you provide should be realistic and relevant to the REAL ESTATE OFFICE PROJECT.
The FINAL PROJECT must be submitted as a Microsoft Word file. Cost estimate sheets developed in Microsoft Excel must be copied and pasted into the FINAL PROJECT Microsoft Word file. The three levels of submission are as follows:
1st draft of FINAL PROJECT (Items 1is due at the end of the 14th week.
2nd draft of FINAL PROJECT is due at the end of the 15th week.
FINAL PROJECT is due at the end of the 16th week.
