For a fun class project, we have to create a hypothetical situation to reduce a companies debt and raise equity.

I am doing a car company, and I am going to sell off our low producing factories and issue a T-Bond to fund equipment to produce electric vehicles that will be 'the best there is'.

I need help making some equations to show this is possible. I know this is broad but really need some help/some ideas to spark some creativity!
