BIM Implementation- Scenario

A large construction development company has been in in business for the past 25 years. I has been owned by the same two partners since its inception. The two partners still oversee all major developments. The Finance Manager has issued a report that shows the company has not been making as much profit as anticipated on the last 4 major projects and on one it lost money due to unforeseen major coordination issues during the construction stage. The company employs its own in-house design teams. These teams typically include Architects, Architectural Technologists, Structural Engineers, M&E Engineers, Quantity Surveyors and Construction Managers. Normally each lead designer vocally explains his/her design process openly to the office. They each have high specification PCs. These were upgraded last year and have the latest office applications and 2D CAD installed. All of the business' drawings are completed in 2D CAD. Currently any 3D work is outsourced. Many of the designers have been with the company since the beginning. There are also 2 new designers that have recently been promoting the use of 3D CAD and BIM into the office but as yet have failed to get a buy-in from the more senior architects. The directors are currently finding it difficult to recruit new designers to the company and have also recently lost 3 designers to another company. They were regularly attending BIM conferences and often looking up Irish & UK BIM links & feeds on Twitter on their lunch break to keep up to date with the latest information. It was clear from their exit interview that this career move was to a company adopting BIM process methodology & technologies and actively investing in the development of their staff to support it. The Finance Manager is forward thinking and believes that there would be merit in applying BIM to the business to help in the recent overspending, lower profits and losses. He also thinks that there would be value in applying BIM to the business to attract potential employees and also grow & maintain existing customers. Following a recent meeting, one potential major client is keen to move their business to a developer that can prove their BIM capability. This major client is a multinational construction contractor/developer.

The Context

The large client with whom the company has met, works on a lot of public sector projects. They have asked for full clarification of your BIM capability to support future tenders. A key competitor has also been asked to provide this clarification.

The Tasks

The company partners and finance manager need to give a response to the client and want to find out more information.

1. Produce an outline business case for BIM implementation that can be presented to the company partners. This should include the drivers for change & benefits for BIM implementation.

2. Produce a typed report to the partners assessing the current capability and barriers for BIM implementation against desired capability.

3. Produce a plan for the achievement of desired BIM capability within this company. This should include anticipated costs. Provide a rationale for each element of your plan.
