As shown in Figure 1,the total available land is 699.68m2
.The local council allows
1.6times the land area to be used for flats across six storeys (187m2for each storey).
The ground floor is allocated for parking space, adding an additional 187m2.In total,
you have seven storeys, including one level for parking. You may also consider
incorporating a basement for additional parking (another 187m2)as indoor parking
should be provided for all flats.
Your design should include an indoor swimming pool, which can be located either in
the basement or on the rooftop. The roof area should be designed as a green roof or
roof garden. The building is allowed to project outward by 0.8m from the second floor
onward.
Land is extremely valuable in this area; therefore, you need to consider an innovative
approach to reduce waste areas. In a commercial sense, waste areas will be the
staircase and spaces taken by elevators since the client cannot charge for these areas.
Figure 2shows an indicative example of an architectural plan for one floor.
