I am the CEO of La Ardilla Property Management, a residential boutique firm with approximately 2,000 doors in the heart of Reno, Nevada. As our region continues to expand, we have decided to implement a new AI application, Dublin-10, to help support our leasing agents in the time-consuming task of in-person property tours. Converting prospective tenants into applicants and eventually tenants is the bread and butter of our industry, but it is also incredibly cumbersome, time-consuming, high risk, and frankly not a wise use of our capable team members.

Dublin-10 will completely change how our firm showcases the properties in our portfolio, by allowing for remote-AI directed home access, information, and showings. This application will allow prospective tenants to book an AI guided tour online, and be provided with a unique lockbox code and set appointment time. Upon their arrival and entry into the home, the application will request location access and will provided real-time guidance, information, and engagement as the prospect walks through the property. The application will aggregate information from our floorpans, photos, and listing descriptions as guidance and talking points to create a smooth, informative property tour. Furthermore, the AI will be able to interact with unique questions. In particular, fair housing questions can be a bit tricky to navigate, so Dublin-10 will take the stress and risk off our team of answering these types of questions on our behalf. The ROI study posits that Dublin-10 will not only save on operational costs, such as commuting across town (sometimes to no-shows), but will increase our ability to scale.

Clearly, implementation of Dublin-10 could result in layoffs of current leasing staff. However, we propose a shift in duties and would like to empower our leasing agents to move into a new role as home managers. This new role will allow the team to focus their attention on higher-value duties like relationship building with the owner's, particularly helping to ease any concerns towards having their homes toured remotely via AI. We will also ask the home managers to turn attention to more robust lease negotiating skills, and improve current tenant retention through warm pulse-checks. This transformation from leasing agents into home managers will be supported through a retraining program that will include the pathway to success in your new role as well as comprehensive training on our new AI application, Dublin-10. The largest barrier we anticipate is any concern or fears that the homeowners may have surrounding this new workflow. We will be conducting role-play scenarios leading up to the formal rollout, in order to best preempt the concerns and how we plan to address them in a confident, unified manner.
