I think a very important contract provision to pay attention to that could possibly become a problem in the said real estate contract would be a CONTINGENCY CLAUSE. This will allow the purchaser to have a thorough inspection of the property. If this is left out of the REAL ESTATE CONTRACT it could be a very expensive oversight to say the least. For instance; If there is a problem with the foundation of the home which sometimes can go unnoticed, the property can be sold without the purchaser ever knowing there was a problem with the foundation of that property. This could lead to very expensive issues if theres no CONTINGENCY CLAUSE. In the Contingency Clause it should include a variety of things that could protect the purchaser and hold the seller accountable.
