Kent Corp. $($KC$),$ a general contractor building a new dorm at Georgia Northeastern University, contracted with Fine Rugs Inc. $($FRI$)$ to have a certain grade of industrial rugs installed in the dorm. The contract price was $$180,000,$ payable $$60,000$ at the signing of the contract, $$60,000$ upon delivery of the materials to the job site, and $$60,000$ upon completion. After the rugs were installed, KC refused to pay any of the $$60,000$ final payment on the grounds that FRI had failed to install quarter round along the walls per the terms of the contract.
