Scenario:
You are a Construction Manager working for Builders Academy Builders Ltd. You have several projects under your management at present including the following:
- Project No.43324. - Single story residential project
- Project No.33837 - Double Story residential project
- Project No20361 - Commercial Low rise project
As part of the organisation's quality procedures and processes, regular QA and Progress inspections are carried out on each project.
These inspections require you to analyse aspects of the construction of the projects. There will be several issues you will need to resolve on the projects as they progress.
You will need to use the plans and documentation provided to assess the projects for:
- structural adequacy
- compliance with the NCC/BCA
- provide solutions to problems for several aspects of each project
- communicating problems and solutions to stakeholders
This will include communicating to various project stakeholders in accordance with the organisations policies and procedures as part of the problem solving process.
1 Residential Wall System compliance
You are supervising the construction on Project No.43324. The Project is in an N1/N2 Wind Classification Area. You have arrived on site to check on progress and quality. The carpenter has advised you that the wall framing is complete. You are looking at Elevation B. The drawing below is the frame that has been constructed. Also see the attached drawing "Assessment Task - Timber Wall systems."
Key requirements/specific instructions:
1.1 Use the span table provided to determine if the lintels are correct.
1.2 The wall has been specified as needing 9kN of Bracing. No bracing has been installed.
1.3 Sketch in the bracing you would use and describe the fixings that would be required to ensure this bracing were achieved on this wall panel and how you will demonstrate that it meets NCC requirements.
1.4 Write a Site Instruction to the Carpenter describing all the errors and rectification requirements.
1.5 Include the diagram with all the rectification requirements marked on it.
1.6 Include on the site instruction the key points required for the window installation once the wall frame rectification is complete.
