One partys work organization, based in Washington, D.C., has recently begun a project in Wichita, Kansas. The project will require fifteen to twenty employees to travel to Kansas and spend, on average, three weeks in residence there. It is expected that the project will span a period of nine months to completion. This first party has located an apartment complex nearby the location where the project work will be done. The apartment complex has traditionally required minimum lease terms of one year but does have a few vacancies. The organization desires to have its people in this apartment complex rather than in hotels.

(org): Hello, this is representative x from one party's work organization, the organization is planning a business trip to Kansas. We found your complex interesting as it is close to our project location and would like to rent out an apartment for our stay

(complex): Apartments here are rented for a minimum of one year. For 3 weeks I suggest you go find a hotel. We have security checks for all our residents, we also need to make leases, hire a lawyer, and yearly renovations. These tasks are time consuming and expensive.

(complex): I still dont think that all this will compensate for the losses of you not renting the apartment for a year. 3 weeks is such a short period. As you know we are a private complex and renovations should be made. Your 3-week rent is equal to the amount we need to pay if any damages are done.

(complex): 1 year stay payment is equal to 12,000$ . This makes us a constant revenue of 1,000 a month from every apartment, in addition to 1000$ of extra charge for the contract agreement. Also, if you rent the apartment for 3 weeks and fill up the vacancy, what if someone comes in to rent it for a year. Thats another loss for us.
