Learning matter :

Study of the process followed through the use of estimating methods to set up a capital investment to ensure the positive results for an investment.

Learning outcome :

To apply and understand the use of the area method and elemental methods of estimating to set up a capital investment for the client to show the rate of return if he$/$she goes forward with the investment. To make sound suggestions to better the rate of return on the investment.

Assignment detail :

Find a drawing$/$plan of a building$/$complex$/$housing units that can be used for investment by a client.

Do an area method of estimating, as well as an elemental estimating for the plan.

Do research on all the necessary costs $($e$.$g$.$ cost of land, transfer costs, building costs, interest rates, etc$)$ needed to do a complete, real life capital investment for your plan. Use the estimating methods stated in point $2$ for the "building costs". Calculate the return on investment for the capital investment.

Do a second capital investment to show where alternative amounts might be used to get a better return on investment. $($e$.$g$.$ cheaper land, building costs, better interest rates, etc$)-$ your suggestions must still be viable for real life examples!
