Please show in detail (Provide Working Notes for ROI calculations) on how I should calculate ROI using NOI/ AOA... Net operating income over Average operating assets...

Additional Information: This is for a 1 day work shop training, from 10-5 PM
* I actually created this problem for practice purposes, but I need your suggestion on how from this information I can determine
the ROI using the formula, NOI/ AOA.
* Initially I was thinking AOA would include all of my expenses, but I'm not sure, do I have to include all of the expenses? If I do I know I calculated a ROI of 20. However how would you calculate this?
