Dear Trainee Bhavika is also having some issues with her co-owners, Adam, Chloe, Deepak and Emily who have all been friends since childhood. Chloe, the only law student amongst them, took charge of the conveyancing, and had it transferred to the five of them as "joint tenants in equity." They were all named in the transfer deed in alphabetical order (of their first names). The following events have occurred over the last few months: Deepak, having completed his beauty therapy course, gets a job as a therapist with Caribbean Cruises. Before he leaves, Deepak is negotiating with Chloe over a price for his part of the property. However, Deepak and Chloe had not yet agreed a price before Deepak left for his training. Adam, is killed in a car crash on his way home from visiting his parents. His valid will states: "I leave all my property to Bhavika". Emily, who was in a relationship with Adam, is devastated by his death. She is also furious that he has left everything he owns to Bhavika. She does not wish to remain at the property, and goes to see a lawyer for advice. Her lawyer writes and posts a formal notice to the others that Emily wants the property sold "at once" so that she can take "her share". However, Emily is at home alone on the day the notice arrives and, having just discovered that she is pregnant, she has second thoughts. She seizes the notice as it comes through the door and destroys it. Research the following legal issues affecting Bhavika, in relation to the following:
