The demonstration kitchen will house commercial kitchen equipment and individual workstations for class participation. The Maura and David Sovchen Demonstration Kitchen will be available to area hotels and other local organizations who may wish to offer specialized group culinary experiences. The renovation will allow the hereafter referred to as the Client) to significantly expand the available instructional capabilities for Culinary Arts and Baking & Pastry Arts. SCOPE OF WORK The general scope of work for the Maura and David Sovchen Demonstration Kitchen is summarized below: it. Furnish and install new kitchen cabinets. Complete rough-in and finish work for the plumbing works of the kitchen. Complete rough-in and finish work for the additional electrical works in the kitchen. III. The remodel will be done according to drawings, scope of work, specifications, and contract conditions. PERIOD OF PERFORMANCE The renovation of the Maura and David Sovchen Demonstration Kitchen at 7 West Bay Street, scheduled to be completed in four (4) months. Work is to buyin un May 14, 2021 and finish by September 24, 2021. The Client and Contractor must review, discuss, and agree on any requests for modifications and/or extensions. PLACE OF PERFORMANCE All work for this project will be completed at the client's tacility on the western half of the second floor at 7 West Bay Street Weekly meetings with the client's management team will be conducted in one of the classrooms on the third floor of the building. WORK REQUIREMENTS The successful renovation of the Maura and David Sovchen Demonstration Kitchen will require the Contractor to perform all tasks listed below: A. Planning Phase Assemble project team. . Define and assign project roles. Conduct a project kickoff meeting. Develop a project plan. B. Pre-Construction Phase Apply for a building permit. Meet with the Client to discuss kitchen design and materials to be used on the project Conduct a walkthrough of the site with client. Conduct a walkthrough of the site with client. Ensure that the Client has removed all personal items from the work site. Supply and install site protection to protect non-project areas and previously finished work. Purchase, deliver, and inspect for defect all materials to be used on the project. Remove and protect appliances for reuse. Confirm that the gas, water, and electric has been turned off in the kitchen. Conduct demolition and disposal of existing: - countertops and cabinetry vinyl flooring - sink, faucet, kitchen lighting, and disposal . drywall from kitchen wall as needed to allow for electrical installation. - apply for a building permit. C. Construction Phase Part 1: . . Conduct utility (plumbing, electrical, mechanical) rough-in work. Present utility rough-in work for the building inspector's review and approval. Install new drywall and insulation (if needed). Prep, prime, and paint where possible before installing flooring. Install tile flooring . . . Install cabinets. Measure, fabricate, and install countertops. Part 2: Install appliances and fixtures. Install cabinet hardware and crown molding. Conduct paint touchups. Ensure that all appliances are level. Check connections. . Install backsplash. Conduct site clean-up. D. Closure Create a final report for submission to the Client. Conduct a walkthrough of the remodeled kitchen with the client. Conduct a closeout meeting. . . MILESTONE DATES The following dates indicate milestones identified for the execution of work for this project: Milestone Completion Date Submission Project Plan May 7, 2021 Client Review of Project Plan May 12, 2021 Approval of Project Execution Plan May 13, 2021 Completion of Pre-Construction Phase July 1, 2021 Completion of Construction Phase, Part 1 August 12, 2021 Final Completion of Kitchen Remodel September 16, 2021 Project Completion Review September 20, 2021 Project Closure September 24, 2021 PROJECT ACCEPTANCE Project acceptance is the purview of Donald at the Mr. Kane - assisted by his team of advisors - will check, approve, and sign-off on all project tasks as defined in the Work Requirements section of this document. The Contractor is expected to submit reports which list all work completed at the end of each phase to Mr. Kane for approval and payment. Mr. Kane is tasked with identifying incomplete deliverables for the Contractor to complete before acceptance can be given. Any dispute about the execution of this project will be directed to management of both the Client and the Contractor OTHER REQUIREMENTS The Client will make the site available to the Contractor Monday - Friday from 8 a.m. to 5 p.m. . The Contractor will provide the names of all workers at least two (2) days prior to start of work. Workers will be required to provide a photo ID upon request by Client personnel Upon completion of each phase, the Client will make payment available to the Contractor. . Contractor workers are permitted to use the restroom facilities located on the western half of the second floor. All work on this project must meet state building codes. . All surfaces disturbed by construction must be restored to pre-construction finish by the contractor . All materials for use on this project must be stored properly to prevent deterioration. The Contractor must maintain a neat site condition by ensuring that all debris and excess materials are disposed of away from the site. Upon completion of the project, the Contractor will leave the site in "broom clean" condition. The Contractor must provide guarantee that all work performed will be free from defects of workmanship and materials. .
