Analyse the case study below exploring a circumstance where landlord expectations were not met.

Provide a short report with recommended actions to prevent this from reoccurring.

It is two months since Monica's listed her property for lease and still the unit has not been leased.

The former tenant has vacated the property. There have been a few inspections and some interest displayed by potential tenants, but they have not made an offer.

Monica arrives as the agency office angry and upset. She tells staff that they have not done enough to properly market the property and lease it and now she is having to pay the mortgage on the property from her own funds. She wants to go to another agency.

She believes that she is entitled to a refund of all advertising costs as she was provided inadequate service.
