Case Study - Universal Apartments

Universal Apartments Inc. is a company that owns apartment buildings throughout the cities in Ontario. The company started its business in 1970's from one apartment building in Toronto. But now they have expanded their business into many cities in Ontario.

With their business growing, the company started to notice the limitations of their current way in managing their buildings across different cities. The company management team has decided to build a cloud-served information system to streamline all the departments' activities across the cities. Your team is hired to help them with developing the system.

The headquarter of the company includes the following chief officers: CEO, CFO, CHRO, COO and CIO. They make strategic decisions for the company and oversee the operations of the business areas in the company

The company has the following key business areas which need to be supported by the information system being developed.

Rent Apartments

The property manager of each apartment building will be responsible for maintaining the apartment units renting. When a unit is vacant to be rented, the unit may require simple renovations including, wall painting, floor repair, plumbing repairs and/or electrical work. Property manager will negotiate renovation contracts with selected contractors. The company's accounting department will issue payment cheques to contractors once the property manager has signed the acceptance letter of completed work. Once the renovation is done, the vacant units will be released to public for application. Property manager will screen the applications and choose one applicant to proceed. Rental contracts are signed for at least one year. The successful applicant must provide two months' rental as deposit for the first month and the last month of rental and provide ten cheques for the ten months' rental in-between. Tenants can extend the rental period after the contract period and pay the rental month by month. When a tenant would like to end the tenancy, he or she must inform the property manager in writing, 60 days before the rental contract expires, otherwise, the tenant must pay 60 days rental starting from the day of written leaving notice.
