Krays Holdings: Made an offer to purchase a luxury rental property and deposited $300 000.

Chan: Knowingly provided false information in regards to property. signed a property disclosure statement indicating she was unaware of material or latent defect with the property.

Case / Issue (sue for): Contractual deceit

Judgment: Guilty

Reasons: Chan, signed a property disclosure statement that indicates that she is not aware of material or latent defect of the property which in fact, she was aware of the property's latent defect. Her husband, a gang member, was murdered on the sidewalk immediately outside the gate of the property and case is still unsolved. Her action was deceitful and thus guilty of charges evened out against her by Kray Holdings. It is Chan's liability to give a fit and tenable property to Kray.

Remedies: Compensatory damages ( monetary damages) / termination of contract
