1 (a). Answer the case study below using the law of contract principles. (25 marks) On July 5, Calvin by letter informed Shawna and Beatrice that he was selling his townhouse for $40.5M. He stated in the letter to both ladies that they should let him have their response in the course of post. Shawna and Beatrice received the letter the same day the letter was sent. Shawna on receiving thetetter, responded by posting a letter to Calvin on the 7 th of July stating that she was willing to buy the townhouse at the stated price of $40.5M and enclosed the Manager's cheque for the said sum. The letter posted by Shawna did not reach Calvin. Beatrice called Calvin on the 7hh July and told him that the townhouse was overpriced and she would pay $38M. Calvin laughed at her and told her "only jokers would state that price" and hung up the phone. A few minutes later, Beatrice called Calvin and informed him that she would pay the 540.5M. Calvin stated emphatically "NOI" and hung up the phone. Calvin upon not hearing from Shawna decided to sell the townhouse to Mary on July 12 in exchange for $35M cash and 100 bags of cocaine pellets valued at $5,500,000. When Calvin arrived home with the bays, he discovered that this was all white flour. Shawna went to Calvin's home on July 18 , having not heard from him about the townhouse. Calvin informed her that he did not receive her letter and the Manager's cheque. She is adamant that they have a contract and will sue him for breach of contract. Beatrise also wants the townhouse as she says she has accepted the offer of 540.5M. Calvin is confused and dopes not know what to do. He also wants to know if he can sue Mary for the 55,500,000.00.
