$(5)$ Considering only the issue with the title, would you recommend to Oliver and Paul to purchase the Property as is from Kirkwood Shops, LLC$?$ Please state a way that Oliver and Paul could structure the deed to give them more protection. $(10).$

$(6)$ Would could all of the parties $($i$.$e$.$ Paul, Oliver, and$/$or Kirkwood Shops, LLC$)$ do through their attorneys to fix this problem? $(5).$

Please assume for the remaining questions that Paul and Oliver are able to solve the problem above and complete the purchase. The property is separated into four different parcels and each parcel is rented to a different business. Unfortunately, there are a few problems that Oliver and Paul have had to resolve concerning each tenant.

First, Oliver and Paul rented Unit $1$ to Mailing and Shipping Unlimited $($hereinafter "MSU"$),$ a mailing$/$shipping store that provides office supplies and shipping services to customers. Specifically, the store asks that customers bring packages that are already sealed, and the store ensures that the packages have proper postage and are brought to the correct delivery service $($Fed Ex$,$ UPS, etc.$).$ The store also has a contract with Amazon, which allows the store to process returns for people who want to return Amazon purchases.

Paul and Oliver received a letter from an upset customer who claims that MSU ruined a valuable piece of art that was supposed to be shipped across the country through UPS. The customer claims that the art was packaged in an Amazon box, and the person working at MSU accidentally sent the art to Amazon, instead of its intended destination. Once Amazon received the package, Amazon opened the box and the art was significantly damaged.

$(7)$ What kind of bailment does MSU provide for its customers? What obligations does it have to its customers regarding the condition of the property that is bailed? $(10).$

$(8)$ Is MSU liable for the damage to the customer's property? Why or why not? $(5).$

$(9)$ Please assume that MSU has a policy for their customers that limits their liability for damaged property at $$500\mathrm{.}00.$ There are no exceptions to this policy and; according to MSU, customers agree to this policy when they accept the receipt for their purchase. Would this policy be legal, in light of the law on this kind of bailment? $(5).$

Oliver and Paul have additionally run into issues with the tenant in unit $2.$ This tenant, an ice cream store known as Kelly's Creamery $($hereinafter $"KC"),$ is mad that other tenants in the shopping center have more parking spaces than KC$.$ KC argues that the lack of parking in the shopping center is losing her customers and the surrounding shops are taking a disproportionate number of spots compared to the available space. To protest this issue, $KC$ has posted a sign in her window which states "Oliver and Paul are slum landlords! Oliver and Paul should go to jail for their poor treatment of KC$!"$ Oliver and Paul demanded that KC take this sign down, but KC has refused.
