Answer Based on Robert Shiller, Irrational Exuberance,3rd Edition
Option 1: Pick an asset class you would enjoy researching. It could be US stocks, international developed stocks, emerging market stocks, bonds, cryptocurrency, real estate (national, international or local), private equity, venture capital, commodities, hedge funds, etc. Whatever you're most interested in and/or have experience with. But be sure it is considered an "asset class" - do not pick individual stocks or individual commodities (i.e. gold, copper, oil, etc), or individual crypto coins. (Though cryptocurrency as a class could be one.)
Using concepts from Robert Shiller, Irrational Exuberance,3rd Edition - and showing me you've read his book (you will be graded on how well you can apply the concepts from the book) - give a 6minute presentation on your view of whether or not the asset class is currently in a bubble. (Please note the word "currently" - I am not interested in learning so much about historical bubbles, as anyone can tell if a bubble existed in hindsight.)
Option 2: Imagine you are a financial advisor and you have a new client married couple, both 35 years old, who have just paid off their student loan debt, have no other debt, and want to invest for a comfortable retirement in 30 years.
The couple was "cash poor" until they recently received a $1 million inheritance.
Please advise them on whether they should invest their $1 million in a rental property(ies) or in a diversified liquid stock portfolio. You must advise them on whether or not they should put all in one or the other based, in part, on which will have the highest return over time.
Again, using concepts from Robert Shiller, Irrational Exuberance,3rd Edition, along with your own research, and showing me you've read his book (you will be graded on how well you can apply the concepts from the book)
