Question:
As a project manager, you will be given projects in your area of technical expertise and also those of which you are not an expert. In this case, develop a activity list focusing on the preceding activity describing the tasks and layouts you need to complete to proceed with completing the renovation.
You have always wanted a backyard for entertaining. You bought the house last year and spent a lot of time deciding what you want to build. Your backyard has two large oak trees that are over 50 years old. The smaller oak trees were planted when the house was built.
The main work products are:
1. Gazebo - 16 ft. across (octagonal) mostly of pressure treated lumber and painted white with light-blue trim.
2. Deck - 30 ft. x 12 ft. deck with railing recycle plastic decking - stain any exposed wood such as the handrails.
3. Fire pit - 3 ft. x 3 ft. x 2 ft high surrounded by pavers benches will be added later.
4. Concrete paver areas - 6-foot wide walkways made from 12 in. x 12 in concrete pavers. Additional paver areas as shown on the drawings
5. Pond -A shallow plastic lined pond with a rock ledge style waterfall. The area between the sodded area and the pond will be covered with pavers. The pump for the waterfall will be just plugged in and thus not need to be permitted by the building department. The fill valve is similar to the fill valve in the toilet. You will connect it to Irrigation zone four. This zone will be set to run from 4 pm to 8 pm every day, so that the pond can fill automatically if it is low. Otherwise, the water doesn't flow
6. Irrigation - A system for 3 areas - Zones #1 and #2 for the sodded area and zone #3 for the planting beds. In the future you may want to add future zones so the controller can accommodate six zones.
7. Plantings include:
a. A 50 ft. by 50 ft. sodded area for activities.
b. Flower/plant beds
c. The other areas will be seeded and mulched because you may want to add shrubs or other plants in those areas in a later project
Building Department:
You have met with the building department several times. The building official says that you will need building permits for the deck and gazebo also the electrical work will need to be permitted. As the homeowner you can apply for and get the permits. The fire pit, irrigation system and the pond/waterfall don't need permits. The permit cost for the three permits is $250 each for a 3-month (90 days) construction period, or $450 each for a year. Permits submitted on Monday are approved by the next Monday. Each permit only requires a final inspection. Re-inspections if the construction does not meet code, are $50 each. You could get one permit for all of the construction for $2,000, but decided that you will get the permitted items completed in three months. You plan on starting the first of the month six weeks away when the weather is good.
