Draft and upload to your OneDrive file folder: 1. Verification of identity (VOI) for one of the purchasers. 2. Client Authorisation form for the purchaser client 3. Costs retainer and disclosure quoted $750 plus $360 disbursements. 4. Letter to purchasers which refers the other purchaser to the Post Office for VOI, asks for the purchasers to sign and return the authority to act and costs agreement. (Refer to Purchaser Precedent letter for reference and layout available on Canvas). Part 3: Purchaser Client Instructions letter and email to Searching company. Your purchaser clients, Oliver and Harriet, attended your office on the Monday after they signed a Contract of Sale, for a darling little cottage full of old-world charm though it is modernised inside. You were out of the office, so your assistant took notes. Harriet and Oliver measured the land and discover the length of the front boundary fence is 17.45 metres, which differs from the title plan. The vendor is Enzo Russett. Your assistant has noted that the goods/chattels list in the particulars of the contract of sale is blank. The clients queried which of the TV, bath, stoves, cubby and water tank items mentioned above would remain in the property when they settle and take possession. Harriet and Oliver are also seeking advice on the preferable method of registration together on title. Part 3 Prepare letter to the purchaser clients with explanation and advice and prepare email to Searching Company. Letter to the purchaser clients with explanation and advice to include the following: 

a) Costs retainer and disclosure agreement, VOI information and Client Authorisation form 

b) Advise purchasers about costs and searches, stamp duty and land transfer fees. 

c) Discuss the items seen on inspection queried by clients and the applicable law. Cite any relevant authorities in case these items mentioned become the subject of a dispute, and subsequent court hearing. (Note: While client letters do not usually require case law to be cited, please include authorities to support your reflection). (Approximately eight hundred words) d) Information for Harriet and Oliver about how they could be registered on title as co-owners. Explain to them what they need to consider and ask for their decision.
