Case # 3

Brian looks for a solid building made of bricks for his fine stationary business. Mr. Wolf owns Brian's perfect building. Brian rents the building during a long dry spell and moves in his paper products. The dry spell ends with four days of torrential rain. Within two hours of the rain starting, Brian learns that the roof of the building leaks badly as all of the merchandise in the store becomes a wet, sticky mess. Everything is ruined. After a day of rain, Brian learns that the sewer line in the basement is no good when it floods the basement to a depth of two meters. Brian realizes that the building is totally unacceptable for his business and wants out of the lease. What is the main issue? Advise Brian what he can do.
