In the previous assignment, you discussed how your brother Phil attempted to solve the issues with a house and vacant lot he bought for spec and is trying to sell without the assistance of a third party. Unfortunately, his attempts at unilateral private negotiation failed miserably. Bill, the neighbor on that block to the north, got an attorney who sent a demand letter to Phil, indicating that Phil must pay for a proper survey and concede that the fence is on the neighbor's land, not his. As this is very valuable real estate in a high-value neighborhood Phil does not want to concede that land is not his.

In addition, Phil now has a bigger problem with Alice, the neighbor to the south of that property, which now has fallen into a state of disrepair, including overgrown lawn and bushes, boards on the windows, and an old RV with flat tires parked in the street. Phil has not seen Alice present at the property, and it turns out that people seen entering and leaving it are squatters, so while it is technically occupied, they will do nothing to fix the problem.

Phil now comes to you and hires your firm to negotiate a way out for him, short of litigation. Given all you have learned so far, provide him with detailed advice for each scenario, with specific strategies and gambits, and what steps you would take to negotiate on his behalf as his attorney with the relevant parties in each of the three scenarios.
