hello I am studying property law and need some help with this question or what I should base if off as I am not sure where to go for guidance

You are a solicitor whose client, Mary, wishes to draw up her will. Mary holds the fee simple to a 30-acre dairy farm in Waterford, comprising various fields, outhouses, machinery and her dwelling, which is a 3-bedroom bungalow. Mary also has approximately 15,000 in a savings account in the Waterford Credit Union.

Mary wishes to make a number of bequests in her will. She wants to leave the farm to her nephew, Jimmy, but she is worried that he is too immature to run the farm properly and doesn't want him to inherit it until he reaches the age of 30, or is married.

Mary wants to leave 10,000 in cash to her best friend, Phil. She wants anything that's left over after discharging her funeral debts and household bills to go to the St Vincent de Paul charity.
