I am studying a law unit and need help with identifying case law or statute (australian) for the following:

Paul is looking to start a marketing business in a shopping centre, and has a verbal agreement with the shopping centre owner that no other marketing businesses are allowed to sign a lease in the centre before he does. Paul then signs the written contract but doesnt read it. the contract has a clause saying that everything in the written contract is final and that verbal representations are are excluded from the agreements between the two.

A few months after Paul sets up shop in the centre, the shopping centre allows another marketing business to sign a lease which in turn causes Paul's business to decline. When he confronts the shopping centre owner about this he is told that the written contract has the above mentioned exclusion clause and that the verbal agreement was not binding because of it.

What advise can I give Paul on his rights under common law and statute (australian)?
