Our location helps us facilitate rentals by providing our customers with the convenience of a near-by general store and restaurant. The Creekview R.V. Park plans for 64 trailer spaces measuring 25 * 50. The fee for an overnight stay will be $12.00. Park is operated as a sole proprietorship THE MARKET When researching the market, we asked ourselves just who are these R.V. recreationists? A study of Airstream owners indicates that they range from blue-collar workers to lawyers, ministers, and doctors, they are an average of 60 years old, 85% no longer work every day, and they travel between 10 and 15 thousand miles per year. They are mostly white, but the numbers of Blacks and Hispanics among them are increasing yearly. They have a passion for knowing where their fellow R.V. travelers are from, and they like to send out Christmas cards featuring a recreational vehicle in some way. This indicates that there is communication between R.V.ers, so by-word of mouth" the services that they get at Creekview may be relayed to one another. Their credit is good. COMPETITION Our competitors are Winngray Campground, located in Jonathan Creek, and Pride Resorts, which is a private R.V. park requiring a membership to use the facilities. Because of the membership requirement at Pride Resorts, their competition will be less of a threat. We feel that our services will surpass those of Winngray Campground because of the "unfriendliness of their management (Personal interview, May 1992). The park sites at Winngray are smaller than ours, and their nightly fee is $12.50. Our sites measure 25' x 50' and will be rented for $12.00 per night. Other advantages for Creekview customers will be easy access in and out of the park and the convenience of a nearby general store and restaurant. SALES We will attract 90% of our customers by advertising Creekview R.V. Park on billboards along Interstate 40, east and west bound. We will also have a smaller billboard along Highway 276 to attract others. A potential technological innovation that could impact our business is that R.V. are getting more and more complex. They are becoming "home away from home" vehicles. If we can provide the best service they can get for their special R.V. at the most competitive prices, then we could operate between 50% and 90% capacity in the months of May through October. Statistics show that R.V. use in this area totaled more than 71,000 in 1991 in the months of May through September.
