Start-up 79 Preconstruction Contract This agreement is made the 5th day of January 2019 between: The Project Owner: Physicians and Associates, LLP 2242 Second Ave Rainier, WA 98111 And the Preconstruction Contractor: King County Builders, Inc. 4100 SW Hilltop Road Rainier, WA 98111 For the following Project: Health and Wellness Medical Office Building The Project Owner and Preconstruction Contractor agree as follows: e. 1. That during the development of the design and prior to the start of construction, the contractor will provide preconstruction services as follows: a. Attend weekly coordination meetings chaired by the Architect b. Prepare two complete budget estimates at the completion of schematic design and design development documents C. Develop cost analyses of design options as required d. Conduct value engineering studies as necessary to achieve project budget goals Meet with consultants to assist with development of design f. Generate bidding interest among the subcontractor and supplier industry g. Conduct constructability reviews at completion of each design submission and as requested by the design and project owner teams 2. Prepare a complete guaranteed maximum price estimate and be prepared to enter into an AIA A102 construction contract at the 90% construction document stage assuming acceptance of the estimate and contract terms by the project owner 3. Preconstruction services will be billed at the following rates, including all markups and burden, for a not-to-exceed amount of $375,000.00: a. Project manager: $120/hour b. Project superintendent: S110/hour c. Estimator and scheduler: $100/hour d Project engineer: S 85/hour e. Materials invoiced at cost plus 7% markup 4. Invoices will be submitted at the end of each month, including all necessary backup and subject to audit by the owner's accountants, and, if approved will be paid by the 10% of the following month 5. This is assumed to be a complete agreement and no other obligations or commitments are implied unless explicitly stated or added by mutually approved change order.
