He wishes to sell the land because he is currently living in Kedah which is about 500km away from Johor and has no time or interest to maintain the land. Ismail is interested to buy the land from Hariz for the purpose of fish farming. Hariz told Ismail that the land would be good for his fish farm. Ismail agreed to buy the land from Hariz. However, after he bought the land, Ismail discovered that he has to spend a lot of money to treat the acidic soil that is harmful to his freshwater fish and build a retaining wall around the ponds as the area is prone to flooding that causes the fishes to escape from the ponds. Ismail now wishes to cancel the contract based on what he claims is Hariz's misrepresentation and recover the purchase price from Hariz. Advise Ismail on his chance of success
