SECTION A COMPULSORY QUESTION (15 marks) QUESTION ONE (15 marks) Case Study The Home Mortgage Company is known for its low mortgage interest rates, flexible terms and efficient customer service. A mortgage applicant, prior to visiting The Home Mortgage Company would normally request a job letter from his/her employer and make a deposit to the real estate vendor on the house to be purchased. The applicant visits The Home Mortgage Company and presents the job letter, the sales agreement from the real estate vendor and other necessary documents. The applicant is presented with a mortgage application form which he/she completes and returns. The mortgage clerk will captured information from the application form, like the applicants name, address and ID#, to create a master file of all applicants. The mortgage clerk will review all the documents presented by the applicant and access the Government Housing System for confirmation of the amount that the applicant is entitled to borrow at a special rate. This confirmation along with the mortgage documents are given to the Mortgage Committee for loan assessment and approval. Upon approval, a commitment letter is prepared and given to the client who reads and returns a signed copy representing an acceptance of offer. A database record is created for the particular application containing scanned copies of all the documents presented and the signed acceptance offer. The company lawyer receives all documents mentioned above and prepares a mortgage deed which is stamped and registered before been presented to the applicant. The lawyer then sends the registered mortgage deed to the mortgage manager for the actual disbursement of funds. The manager prepares and sends the vendor client cheque to the real estate vendor. a) Draw a Context Diagram of the Mortgage Application Process from the perspective of the mortgage personnel at The Homes Mortgage Company. When a customer comes to ABC Rental, the agent has to, among other things, decide whether to allow rental of a car to the customer. A customer, who has previously rented, never had an accident and has comprehensive insurance coverage, will get a car. A customer who is trying to rent a car for the first time and has had an accident will be denied a car. First time customers with no accidents and having comprehensive insurance coverage will be referred to the manager for possible approval. In all other cases rental of a car will be denied.
