We are in a leased facility awaiting construction completion of a remodeled facility. Former tenant was to have been out of the facility by July 1, 2018 , but due to construction delays on their own facility, did not vacate until January 31, 2019. Architectural drawings and designs were completed during the fall of 2018 and contracts for construction of the remodel were issued to allow work to begin on February 1, 2019. Approximately 10,000 square feet of space must be available to allow for the move from the leased facility and ensure that classes already scheduled in July could be held. Cancellation of a single training class will result in the loss of $5650 and 14 events are scheduled beginning July 1st.

Lease in existing facility ends on 6/30/19. Lease costs are $17,000 per month plus utilities that average $1300 per month. Additional funding to extend the lease is not readily available and if extended would have to be taken from other projects.

On May 7, the 10,000 square feet of space is nearly move in ready. Plans are to begin the move the week of June 2nd by tearing down existing equipment in the leased facility. Move the items on Friday, June 6th and begin reinstallation on June 9th, which will take two full weeks to prepare the main training area (5,000 square feet) and main classroom (1,000 square feet). An additional week will be required to get the remaining two training classrooms ready for use, but they will not be needed prior to July 14th. You are advised on May 7th, that work will be underway on the floor directly above you and that there might be some noise from the construction overhead during the next three months. Contract issued to the company that will do the teardown and reinstall from June 2nd through June 20th for $40,000. Contract issued to equipment rental for forklift and scissors lift for two weeks at $1400 per week.

Due to a paperwork snafu, the purchase order for the moving company is late being issued and instead of moving on June 6th, the move is delayed until June 9th and 10th. In addition, an architectural change was made on May 9th to the second floor resulting in wet science labs originally planned for the opposite end of the building to be located directly above the area required for the replacement of the leased space.

On June 2nd, team arrives to begin teardown of equipment in preparation for the move. On June 3rd, a quick visit was made to the new remodeled facility to scope out the layout. Upon arrival, the team finds that the contractors are three weeks behind schedule on the work. The new ceilings are torn out; plastic and plywood cover the new acrylic floor with ladders and scaffolding are all over the area needed for the move. The main training area should be finished by Friday, June 6th; but the classroom will not be available before Monday, June 16th. The remaining classrooms will not be available until Monday, June 23rd. No items can be moved in until inspections are completed on the work, the ceiling tiles are reinstalled and the rooms are thoroughly cleaned.

Classes have to begin on July 1st or revenue will be lost as cancelled classes cannot be made up due to the client requesting the training schedule. Moving company is contracted to move all equipment for all rooms at one time. Limited storage space is available at the new site. On June 11th, either due to power washing the outside of the building or the rain that night, water leaks on to the transformer for the building and shorts out the transformer. No power is now available in the area of relocation stopping reinstallation of the equipment and construction work in the classroom and other training rooms.
