The listing licensee has been working as a licensed salesperson for five years. The owner's husband died at home recently after a long illness. She had found she can no longer live in the house. The owner has given written permission in her agency agreement for the reason for selling to be disclosed to potential buyers. The house has monolithic cladding. In his first inspection visit, the licensee noticed significant mould in one corner of an internal deck. He decided to ignore the problem because it may affect the price the property could achieve. The owner had told him the house wasn't leaking but couldn't provide a building report to back this up. The licensee showed a potential purchaser, Mrs Xian, through the property.
