There are values (social, environmental, health etc.) that you are passionate about. When making financial and other business decisions, those values are also reflected in your decisions. To this end, we are crafting a Mission Statement for your newly created real estate investment company. How might your values be included in that Mission Statement?
Please craft a Mission Statement that reflects these values for your new group.
We will evaluate your comprehension of readings and posted videos. Looking through the "lens" of Freedom Office, please craft a Mission Statement for your newly formed company. There are postings (see the FO document) that speak to what's included in an effective Mission Statement. Here are a few ideas:
- Keep under one paragraph;
- Avoid using slang or trendy terms i.e. "Eco friendly mixed use transformative developments...";
- Do not reference a holding period as we are solving for the highest equity IRR;
- State your expertise and the product type you are focused on acquiring (hint: FO is an office building);
- State the minimum Equity IRR and Cash on Cash return that you must generate for the investments. Do not report ranges of each. Be specific and then cite your reason for the selection;
- How do you plan to "monetize" the profit (knowing that cash flow after debt service is simply "paying your living expenses") and create wealth (to then do more deals or?)? That could come in the form of the following: sell the asset (that's the most obvious); refinance at stabilization and cash out; or sell some of your appreciated GP interest to LP's. Do you see now why...there is NO holding period specified?
- Like politics, real estate is local. Avoid stating that you invest in all markets. Keep it local.
