Seller financing is not used much in recent years as it once was. Back in the 1980s when interest rates were very high, seller financing was an alternative to conventional loans high interest rates. After the financial crisis of 2008, when lenders started to really tighten up the requirements for a home loan, many borrowers who did not qualify for an institutional loan sometimes turned to the seller once again for loan money in the sale of the property. Briefly share your thoughts if you were placed in this position as a seller or a Realtor representing a seller (after 2008). Would you charge a higher or lower interest rate than what the current rate institutional lenders are charging ? What length of time would you accept ? Would you want a fully or partially amortized loan ? Tell me more what you think.
