Introduction

You work for a small to medium sized construction company. You have just received notice of an

opportunity to compete for a small construction contract to be let by the South by Southwest

Consolidated School District (SSCSD). The school district has just completed a new 4A high

school and requires a sports and equipment storage building that can be used to store sports

related equipment items such as soccer goals, track hurdles, and football blocking and tackling

aids. Additionally, the storage building will be used to store mechanical equipment that is used to

maintain the athletic fields to include large lawnmowers, field striping machines and weed eaters.The school district has requested a proposal from your firm and others to design and build the storage building. This document constitutes the formal "Request for Proposal.

Client Background

Your prospective client, the SSCSD is located in the Texas Hill Country. The recent influx of new

residents has dramatically increased the number of high school aged students in the district and

the forecast is that the number of students will continue to grow over the next 10 years. To

address the current and anticipated needs, the S5CSD has just completed construction of a new

high school that is slated to open its doors in time for the beginning of the school year next fall. In

addition to the new high school, the SSCSD operates one additional high school, three middle

schools and seven elementary schools. The goal of the SSCSD is to provide an outstanding and

well-rounded education to all of the students in the district, and to create bright futures for every

student and the community it serves.

The contractor shall perform on-going project management activities to include the conduct of regular team meetings and status briefings. The contractor shall provide monthly project performance reports that address cost, schedule and technical performance. 2.0 Facility Needs Evaluation The contractor shall meet with representatives of the SSCSD to evaluate their needs for the sports and maintenance equipment storage building. At a minimum, this evaluation will address all physical, functional and aesthetic requirements. Upon completion of the needs evaluation, the contractor shall prepare a comprehensive requirements document and related specifications to guide the subsequent design effort. 3.0 Site Analysis and Preparation The contractor shall perform a detailed site analysis. The site analysis shall consider how much space is available and any size restrictions imposed by the local building department or zoning board. The site analysis shall consider the size and topography of the property and how the placement of the storage facility will impact its intended use. The site analysis shall also consider all setback requirements and the need to provide proper drainage. Upon completion of the site analysis, the contractor shall prepare a detailed site plan that provides sufficient detail to support all site preparation activities. Finally, the contractor shall prepare the site for construction and accomplish any excavation that may be required. 1.0 Building Design The contractor shall design the sports and maintenance equipment storage building to satisfy all physical, functional and aesthetic requirements identified in the comprehensive requirements document and specifications. The contractor shall prepare and furnish an elevation view of each exterior wall of the storage facility. The drawings shall include the roof, and the location of the doors and windows. The drawings shall be prepared to 1/2 inch scale. The contractor shall prepare a plan view (bird's-eye view) of the proposed foundation. The contractor shall provide a framing plan to define how the floor, walls and roof will be framed. All drawings shall include nominal dimensions, names of parts, the layout spacing and sheathing. The contractor shall secure all required approvals of the building design and site plan before beginning the construction of the facility. 5.0 Building Construction The contractor shall lay the foundation for the sports and maintenance equipment storage facility according to contemporary engineering standards. The contractor shall frame all walls and install all requisite flooring. The contractor shall frame the roof. The contractor shall assemble and install all requisite electrical and mechanical utilities and related equipment components. The contractor shall finish all interior walls. The contractor shall install all windows and doors and finish the building exterior to include all requisite siding, trim and roofing. The contractor shall provide safe entry / exit stairs, ramps or appropriate means of access. 6.0 Building Inspection and Acceptance The contractor shall host a comprehensive building inspection. The contractor shall record and remediate all deviations identified by the representatives of the SSCSD, as well as local building inspectors during the final inspection. 1.)
