You hope to make enough money to live out your dream of going to business school. But business has not been very good and you are making little money. Your rent is 10,000 a month, which is a lot of money for you. The lease will only let you serve cold food, which hurts business. It also says you can only use a small sign outside, and customers say they have a hard time finding you. The only good thing about the lease is that it says the landlord will not rent any other space in the mall to another restaurant and market. But one day recently when you came to open the market, you saw another new Indian restaurant and market had just opened for business near you in the mall. You were very angry, so you went to a lawyer with the lease and a photo of the mall. "That bad landlord broke his promise! I want you to take him to court to make the other restaurant go away!" The lawyer reads the lease, listens to your whole story, looks at the photo, and says, "you are right- he did break his promise in the lease. I can sue him in court. It will probably take a year or two before the case gets heard by a judge and it will cost you 50,000. But tell me again why you want to run a restaurant and market?" You tell him your dream. "Let me talk to the landlord," he says. Two weeks later, the lawyer calls you.
