Overview
This thing happened a half year ago. I used an agent to rent my house to a family. I successfully rented my house but there was a problem that happened at the end. There were two agents involved and a dissent happened between them.

A half-year ago, I, the principal also the landlord, had an oral contract with "agent A" to search for tenants for me. I am a disclosed principal since the third party knows my existence and identity. And agent A is a special agent since he is only authorized to act for the principal only in a particular transaction or in a particular way, which is my rental transaction. However, since agent A has a limited ability to search customers, he asked another "agent B" to help, which I knew little about this relationship between them. My role is to compensate agent A with money for half of the first-month rent according to the past custom. Agent A's responsibility is to search for tenants for me and me and the tenant will sign a rental contract because the real estate agent is not authorized to sign a contract on the sellers behalf. That agents responsibility is to bring the buyer and seller together so these parties may sign a contract. Then one day, agent B, whom I didn't know before, called me that she has found a tenant for me and the tenant wants to talk with me directly about the contract details. I thought agent A and agent B belong to the same company so I did not ask questions about it. Thus on contract day, still, agent A, the tenant, and I finished the agent contract and the rental contract. Days passed, however, agent B called me again, complaining that the tenant was meant to choose her instead of agent A. I was confused at first but suddenly realized that agent A stole her customer.

In the end, no one was sued, agent B just complained about it. It is a regular contract for using an agent for renting, but I think it is worth discussing with all of you. For me, the principal, I don't think I made a mistake, actually, things were going on well for me. The reason is that the duties of a principal are Duty to Compensate, Duty to Reimburse, and Duty to Indemnify. For agent A, in my opinion, he did something wrong. Even though he was loyal to me, which is Duty of Loyalty but he used agent B to search for a tenant for him, which makes agent A also a principal to agent B. So due to the duties of the principal, if he or she finds a purchaser who is ready, willing, and able to meet the terms outlined by the seller in the listing agreement, agent A at least should pay agent B for compensation.
