Hariz inherited an agricultural land which is situated in Johor from his father. He wishes to sell the land because he is currently living in Kedah which is about 500km away from Johor and has no time nor interest to maintain the land. Ismail is interested to buy the land from Hariz for the purpose of fish farming. Hariz told Ismail that the land would be perfect for his fish farm despite the fact that he has never used the land for that purpose before. Ismail agreed to buy the land from Hariz for RM380,000.

However after he bought the land, Ismail discovered that he has to spend a lot of money to treat the acidic soil that is harmful to his fresh water fish and build a retaining wall around the ponds as the area is prone to flooding that causes the fish to escape from the ponds. Ismail now wishes to cancel the contract and get back his money from Hariz. He claim Hariz has committed misrepresentation.

Based on what you have learned in class, discuss whether Ismail will be successful in his claim.
