Task 1

Your overseas landlords, who own a small complex of four townhouses built in the early 70s, has asked for you to arrange tenders for the following maintenance work:

• Repair and paint all the exterior timbers (windows, doors, etc) and broken fibro eaves
• Replace all the guttering
• Replace the four weathered timber garage doors with metal roller doors
• Demolish and rebuild the communal brick mailbox which has cracked and is in danger of falling into the visitor car space.

As they have asked for two quotes for each activity this will take a considerable amount of your time.

Two of the properties are currently vacant, however, the other tenants are both night shift workers. After the landlord has selected which tradespeople to use you organise and monitor the work through to completion.
