Using data from existing La Quinta hotels, I have built a regression model to predict the operating margin of a given hotel. My independent variables are as follows: College $($# of students enrolled in nearby college$($s$),$ Hosp$1($# of hospital beds within $1$ mile of hotel$),$ Access $($Accessibility on a scale of $0-10,$ with $10$ being the best$),$ Artery $(0/1$ variable with $1=$ major traffic artery, $0=$ not a major traffic artery$),$ Rate $($avg room rate of competitive hotels$),$ and Nearest $($distance$,$ in miles, to nearest LaQuinta Inn$).$
