Using data from existing La Quinta hotels, I have built a regression model to predict the operating margin of a given hotel. My independent variables are as follows: College (# of students enrolled in nearby college(s), Hosp1 (# of hospital beds within 1 mile of hotel), Access (Accessibility on a scale of 0-10, with 10 being the best), Artery (0/1 variable with 1= major traffic artery, 0= not a major traffic artery), Rate (avg room rate of competitive hotels), and Nearest (distance, in miles, to nearest La Quinta Inn).
